POSITION: The island of Kastos is located in the Ionian Sea and close to the islands Kalamos, Meganisi, Skorpios, Lefkas, Ithaka, Kythros, Arkoudi, Formikoua, Atokos and the Echinades islands complex. Also is sited opposite the coastline of the mainland connecting Mitikas and Astakos, at Etoloakarnania prefecture.

As an area, it is an area well-known for its unlimited view to the Ionian Sea and the lush vegetation.

ACCESS – TRANSPORTATION: The island is accessible by ship (only passengers), mainly by the harbor of Mytikas (10 miles). The island can also be reached by sea taxi from Mitikas and from the port of Astakos as well.

CHARACTERISTICS: The island is 7 km. long. Its maximum width is 1 km. and its maximum height is 153 meters. The gradient of the island (hills) is not steep, and in the fields we find lush vegetation, mainly olive trees. On the island we find very many physical ports where hundreds of sailing boats anchor from April to October. Two (2) of those physical ports are found in this particular estate.

ESTATE: The estate is 1,5 km far from the village of Kastos and there is a prediction for road construction. Mytikas’ port is 25 minutes far by sea taxi. The airport of Aktio is 55 km. far from Mytikas (40 minutes), the port of Patras 130 km. and the port of Igoumenitsa 150 km. The estate is 512.000 sq.m. or 51,2 hectars and consists of 2 parts. One is 487.000 sq.m or 48,7 hectars and the second about 25 stremmata with main characteristic its wonderful gulf with turquoise sea. It is next to the sea and its big asset, a physical port (gulf) has dimensions: Width 150 m., Sides 250 m. and 450 m. The characteristics of the estate are like the rest of the island: a part of it is field and the rest with low gradients. The field of the 248 stremmata (24,8 hectars) approximately is planted with various fruit trees (pears, peaches, cherries, apple trees, lemon trees, quinces etc.) and a lot of olive trees. Small paths made of stone, of a total length of 1500 meters, cross over the estate, with benches every 50 meters, all viewing the sea. A place of 20 stremmata (20.000 sq.m. or 2 hectars) is as a heliport.

TITLES OF OWNERSHIP: Titles of ownership are in absolute order and legality. There are profiling operations by the Forestry of Lefkada as non-forest. The coastline has been set for the total estate as well. Those are the main documents for a property that can be obtained in Greece, for estates on islands.

House: A villa of 240 sq.m with a terrace of 120 sq.m  and a BBQ of 40 sq.m. is built on the estate. The terrace is stoned decorated and has a tile wooden roof.

ELECTRICITY: The estate to day obtains energy by a high capacity generator and 40 pylons are giving light to the surface of the 240 stremmata (24 hectars). In case of some investment, request of more energy by the elctricity company net (DEI) can be asked. Also alternative ways of energy can be considered for power efficiency of the estate (like wind generators or photoboltaic panels). 

WATER: Two big tanks of 110 m3 and 70 m3 are used today for the needs of the estate in water. Desalination could be an alternative for adequate water sufficiency in case of high needs of consumption.

Concluding this presentation we can guarantee that at this moment this is the most attractive estate in the area of the Ionian Sea. Ready for an investment regarding the documents needed by the main Public Departments (forest certification and coastline certification). In an ideal (paradise, we could say) area for sailing. The area between the islands of Lefkas, Ithaca, Kefallonia, Kalamos and Kastos is considered very secure by the people who are involved with sailing and very attractive. According to official document of the Marina of Lefkas, on this area 4800 sailing boats/sailed during the period of May to September 2011. And of course this estate is sited in the very south part of the island that is ideal for a private club, that serves the needs of its visitors for privacy, relax and calm.
