The property in the Koukaki district of the Municipality of Athens is located on a plot of approximately 130 M², with an eastern orientation of the main facade. It has 5 floors, on the ground floor and basement (2 floors in recess). It has a valid building permit for 780 M² of usable space, additional uncovered spaces of 70 M² (10 M² x 7 floors) and verandas – balconies of 58.5 M². The distribution of the 780 M² is as follows:
Ground floor + 3 floors: 4×120
4th: 1×95
5th: 1×85
Basement: 1×120
The hotel has been operating since 1983. It has a valid hotel license for 22 rooms with the capacity to accommodate over 50 people and a bar license for 40 people on the fourth floor, where the terrace overlooks the Acropolis. All our rooms are air-conditioned, with private bathrooms, individual telephone lines, televisions and small refrigerators. Wireless Internet is also provided in all areas. The hotel is served by an elevator, storage rooms in the basement and by central heating and hot water (3 independently operated Boilers), which is provided by a 120,000 Kcal burner, which operates with a gas supply from the city network. It is also connected to the city’s water supply and sewage networks.
It is located 5-10 minutes walk from the Acropolis and the Acropolis Museum and about 10 minutes from the limits of Plaka. It is served by most bus lines to the sea, South Prastia and Piraeus (from Syggrou – 150 m. away via the pedestrian street of Drakou Street), while on the pedestrian street of Drakou Street, the Syggrou-Fix Metro station of the Sepolia-Dafni-Elliniko line operates. The trolley stop for Syntagma-Omonia-Museum-Railway Stations, etc. is 30 m. from the hotel, where 3 trolley lines pass (No. 1, 5, 9). Also, the tram line (Syntagma-Glyfada-Voula & Syntagma-Piraeus) is particularly useful as it passes along Syngrou.
Erechtheion Street is planned to become a pedestrian street (in continuation of the already pedestrianized Drakou Street), both from the Study by Mr. Tsoukis concerning the traffic regulations of the area, in relation to the “unification of archaeological sites” and the pedestrianization of Dionysiou Areopagitou Street, and from the Urban Planning Study of the area, which has been assigned by the Municipality of Athens to the Architect-Urban Planner Mr. Yiannis Asimakopoulos (co-owner of the hotel), with the aim of the pedestrian interconnection of the Fix cultural center and the N. Kosmou area, with the pedestrianized Dion. Areopagitou Street.
On the planned Erechtheion pedestrian street, commercial stores and hotels are allowed to be served by cars (supplies, taxis, etc.) and public utilities (fire engines, garbage trucks, mobile health units, etc.), while the construction period is expected to last 3-4 months, with arrangements that allow the operation of residential and business activities along the way.
